This Indenture made the first day of March in the year of our Lord one Thousand seven hundred and sixty two Between Stephen Reeves of this City of Philadelphia in the province of Pennsylvania Goldsmith and Elizabeth his wife she being the only issue and heiress at law of Nathaniel Edgecome late of the said City Tobacconist deceased who was the grandson and Devisee in the Last Will and Testament of Randal Spakeman late of the said City Tobacconisets deceas'd of the one part and Jeremiah Warder of the said City merchant of the other part Witnesseth that the said Stephen Reeves and Elizabeth his wife as well for and in consideration of the sum of five hundred pounds lawful money of Pennsylvania unto them well and truly paid by the said Jeremiah Warder at and before the sealing and delivery hereof the receipt whereof they the said Stephen Reeves and Elizabeth his wife do hereby acknowledge and thereof do acquit and for ever discharge the said Jeremiah Warder his heirs and assigns and every of them by these presents as for divers other goods causes and valuable considerations them the said Stephen Reeves and Elizabeth his wife thereunto especially moving they the said Stephen Reeves and Elizabeth his wife have and either of them hath granted bargained sold aliened enfeoffed released and confirmed and by these presents do and either of them doth grant bargain sell alien enfeoff release and confirm unto the said Jeremiah Warder his heirs and assigns all that messuage or tenement and piece or parcel of ground thereunto belonging situate lying and being on the north side of a certain Alley formerly called Ewers now called Black Horse Alley in the said City of Philadelphia containing in breadth on the East side of Delaware Second Street Twenty feet (including four feet of the Alley aforesaid and in length or depth on the said Alley Fifty feet one inch Bounded on the east by other ground of the said Stephen Reeves and Elizabeth his wife in Right of her the said Elizabeth on the south by the Alley aforesaid on the west by Second street aforesaid and on the north by ground formerly of John Jennet now of John Mathers Together also with all and singular the ways streets alleys passages waters water courses lights easments rights liberties privileges hereditaments & appurtenances whatsoever unto the aforesaid messuage & described piece of ground belonging or in any wise appertaining and the reversions remainders rents issues and profits thereof And also all the estate right title interest use possession property claim and demand whatsoever of them or either of them the said Stephen Reeves and Elizabeth his wife either in law or equity or otherwise howsoever of in to or out of all and singular the premises To have and to hold the aforesaid messuage messuage described piece or parcell of ground hereditaments and premises hereby granted bargaind and sold or mentioned or intended to be iwth the appurtenances unto the said Jeremiah Warder his heirs and assigns To the only proper use benefit and behoof of him the said Jeremiah Warder his heirs and assigns for ever and the said Stephen Reeves doth covenant for him and his heirs and for the said Elizabeth his wife and for the heirs of her the said Elizabeth that they the said Stephen Reeves and Elizabeth his wife and their heirs respectively the aforesaid messuage described piece or parcel of ground hereditaments and premises hereby granted or mentioned to be granted with the appurtenances unto the said Jeremiah Warder his heirs and assigns against them the said Stephen Reeves and Elizabeth his wife and his and her heirs respectively and against all and every other person and persons whomsoever lawfully claiming or to claim by from or under him her them or any of them shall and will warrant and forever defend by these resents In witness whereof the said parties to these presents have interchangeably set their hands and seals hereunto dated the day and year first above written

Received the day of the Date of the within written indenture of the within named Jeremiah Warder the sum of five hundred pounds it being the consideration money within mentioned we say received by us

The ninth day of August in the year of our Lord 1762 Before me James Humphreys Esqr one of the Justices &ca came the above named Stephen Reeves and Elizabeth his wife and acknowledged the above written Indenture to be their act and Deed and desired the same may be recorded as their Deed the said Elizabeth being of full age secretly and apart examined and the contents of the said writing first made known unto her
