Transcript

This Indenture made the Tenth day of April in the year of our Lord Christ one Thousand Seven Hundred and Thirty One, Between Joseph Rives and Sarah his wife of the County of Prince George of the one part and Richard Sykes of the County aforesd of the other part Witnesseth that the said Joseph Rives for and in consideration of the sum of Twenty Pound current money to him in hand paid by the said Richard Sykes before the ensealing & delivery of these presents whereof he doth hereby acknowledge the receipt and himself to be therewith fully satisfied contented & paid and thereof doth acquit and discharge the said Richard Sykes his heirs executors & administrators by these presents Hath Given Granted Bargained sold R(?) Released and for ever quitted claim unto the said Richard Sykes and his Heirs for ever one certain tract or parcel of land containing by estimation one hundred ninty acres be the same more or less lying and being in the parish of Warwich Creek and County of Isle of Wight bounded and described as in a Deed of Lease for the same made by the said Joseph Rives and Sarah his wife & the said Richard Sykes bearing date the Day before the date of these presents which said Tract and parcel of land may more fully & plainly appear. To Have and to Hold the sd tract or parcel of land together with all houses orchards meadows swamps pastures heedings and all ways waters and water-courses hereditaments & appurtenances whatsoever thereunto belonging or in any wise appertaining so that neither the said Joseph Rives nor his heirs or assigns nor any other claiming by from or under him the said Joseph Rives and Sarah his wife or any other person or persons whatsoever shall not at any time hereafter claim challenge or demand any estate right title or interest of in or to the said tract or parcel of land or any part thereof but the same shall Ensue to the only sole proper use and behoof of him the said Richard Sykes and his heirs for evermore he being ow in full and peaceable possession & seizen thereof by virtue of a lease for the same to him made by the sd Joseph Rives for the term of one whole year bearing date the day before the date of these presents. And the said Joseph Rives for his self and his heirs doth further covenant & agree to warrant the said land unto the sd Richard Sykes and his heirs for ever by general warranty against all persons whatsoever. In witness whereof the said Joseph Rives and Sarah his wife have hereunto set their hands and seals the day and year first above written

I the subscriber do hereby impower constitute & appoint Mr Daniel Eelbank or Mr John Edwards my lawful attorney fr me and in my name to appear at Isle of Wight Court next coming then and there to relinquish my right f dower of one hundred and ninty acres of land unto Richard Sykes as witness my hand this 10th day of April 1731

Joseph Rives came into Court presented and acknowledged his deed of Lease & Release unto Richd Sykes and Daniel Eelbank by the above powr of attorney from Sarah wife of the sd Rives relinquished her right of Dower to the land (therein contained) unto Richard Sikes whereupon they are admitted to record.
