George Reeve of the one part & Isaac Dale of the other part Witnesseth that the said George Reeve for and in consideration of the Rents and Covenants herein after mentioned on the part of the said Isaac Dale to be paid & performed hath demised Granted let and to farm letten & by these presents doth demise grant and let and to farm lett unto the said Isaac Dale the upper part of a tract of land of Four Hundred & Twenty five acres with the appurtenances lying & being in the County of Dunmore in the Colony of Virginia on Flint River & being bounded on the line of Phillip Croome & on the line of John Calfe and on the line of Reuben Paggot & on the line of Henry Hardin formerly Bingham's the uppoer part of the aforesaid land to have and to hold the said land and premises to the said Isaac Dale his Heirs Executors and Administrators for and During the natural lives of the said Isaac Dale & Leanah Dale his wife & for and during the natural life and lievs of the longest liver of them yielding & paying therefore yearly & every year during the said Term to the said George Reeve his Heirs Executors & Admrs or assigns the Rents or sum of money of Five pounds current money of which payments the first is to become due on the first day of January which shall be in the year of our Lord one Thousand seven Hundred & Seventy Eight & if it shall happen that the said yearly Rnet of five pounds or any part thereof should be behind hand & unpaid by the space of Four Months after the day appointed for the payment thereof and the same being lawfully demanded at the messuage of the sd Isaac Dale, by the said George Reeve or his assigns upon the demised premises & if there should not be goods & Chattles of the said Isaac Dale or his assigns sufficient by distress to satisfy and pay the rent so on arrear that then it shall in that case be lawful to and for the said George Reeve his Heirs and assigns into and upon the said land and premises to Re-enter and the same again to retain & enjoy as if his ir their form or estate. This Indenture or anything therein contained to the contrary in anywise and notwithstanding & the said Isaac Dale for himself his executors & administrators doth covenant promise and agree to and with the said George his Heirs and assigns by these presents in the manner following (that is to say that he the sd Isaac Dale his Heirs Executors & Admrs shall and will within five years after the date of these presents plant upon the said demised premises three hundred good fruit trees & one third part of them at least to be good apple Trees & the same to inclose with a good lawful fence & he doth likewise agree to build or erect and finish & compleat on the said Tenement in a good sufficent and workmanline manner a dwelling house at least Twenty feet long and sixteen feet wide to be framed work also a barn Forty feet wide & Twenty feet wide the floors to be laid with plank & he doth further agree after the building of the said houses to keep them in good repai with all and singular the messuages and fences which are to be built or at any times during the said Term shall be built upon sd Tenament & at the End of the term aforesaid will so yield up the same & leave them to the sd George Reeve his Heirs or assigns & it is further agreed by the said parties to these presents that all taxes imposts and assessments which shall be at any time or times during the said term hereby demised by law taxed set or imposed on the same demised premises shall be from time to time be paid and discharged by the said Isaac Dale his Heirs Executors & Admrs & the said Isaac Dale doth hereby promise and oblige himself to work or cause to be worked on the said premises no more force than Three hands and the sd Isaac Dale doth further agree that Mr John Hutchinson his heirs and administrators shall not be denied the liberty of Getting any timber for the use of the plnatation or tenament of the said John Hutchison his Heirs & Admrs during the Term aforesaid & it is further by the said parties agreed to that in case the sd Isaac Dale his Heirs Executors & Admrs should want to sell or dispose of the demised premises that if the said George Reeve and Isaac Dale should not agree in disposing of the same that then they are to leave it to men & the said Isaac Dale doth further agree that he the said Isaac Dale shall not commit or suffer to be committed any waste upon the demised premises & the said Isaac Dale doth further agree to & with the sd George Reeve his Heirs and assigns that if the said Isaac Dale shall at anytime make a breach or failure of any part of the above covenant that then it shall and lay lawful for the said George Reeve his Heirs & assigns to Re-enter the said land and premises & the same to enjoy again & retain as if this Deed had never been drawn or made. In witness whereof the said George Reeve and the said Isaac Dale have hereunto interchangeably set their hands and seals the day and year first above written.

leased the same day to John Hutchison. The grantor is identified as George Reeve (c1730 VA - c1779 VA) of Prince William County by the fact that his children and widow (James Reeves, Jonathan Reeves and Jane Jones) sell this same piece of land in a later deed.
