Know all men by these presents that I Thomas Cunningham of Diers Meadow, so called, in the County of Lincoln & State of Massachusetts Bay Labour, for & in consideration of the sum of one hundred pounds to me in hand well & truly paid by James Reves & Jacob Rowell of Diers pond in sd. County Labourer, the receipt whereof I hereby acknowledge do hereby give, grant, bargain, sell, convey & confirm unto the said James Reves & Jacob Rowel their heirs and assigns the following lot or tract of land lying on Diers River in the County aforesaid bounded as follows viz beginning on Diers River bounded on James McCleland lot running North west by said McCleeland lot to the lead of Diers whole pond here running Northly by sd pond to Abnerford's lot, thence running south east by said Fords land to Diers River to a stake marked, thence running down sd River to the first mentioned Bounds, with the proviledges and appurtenances thereunto belonging.To have and to hold the same to them the sd James Reves & Jacob Rowel their heirs & assigns to his and their sole use foreever. I do ehreby for my self my heirs executors and administrators covenant with the said James & sd Jacob their heirs & assigns that I am lawful seized in fee of the premises, that they are free of all incumbrances that I have good right to sell the same as above and that I will warrant & defend the same to the said James & Jacob their heirs & assigns forever against the claims of all persons whatsoever provided nevertheless and this deed is upon this condition, any thing above written notwithstanding, that if the said Thomas, his heirs, executrs or admrs shall pay the said James Reeves & Jacbo Rowel their executors or administrators the sum of tow (sic) hundred pounds in three years with interest agreable to three notes of hand bearing Date Feb the 16. 1778. to be paid agreable to the monopoly act, sd Notes given to Benja Dow by the sd. James Reves & Jacob Rowel, then this deed, as well as said notes, shall be void; otherwise remain in full force. In witness whereof I have hereunto set my hand & seal this fiveteenth day of April one thousand seven hundred & seventy eight. Thomas (his x mark) Cunningham & seal.
