Transcript
This Indenture made this twenty third day of November in the year of our Lord one thousand seven hundred & eighty four, Between Jane Reeve, William Reeve & Nutty his wife of the County of Fauquier in the Common Wealth of Virginia of the one part, and William Settle of the County of Prince William & Common Wealth aforesaid of the other part, witnesseth that for & in consideration of the sum of one hundred & thirty pounds current money of Virginia to them in hand paid by the said William Settle at or before the sealing & delivery of these presents the receipt whereof is hereby acknowledged and the said William Settle forever is acquitted & discharged therefrom by these presents they the said Jane Reeve, William Reeve and Nutty his wife have granted bargained & sold, aliened, transfered, infeoffed, conveyed, and confirmed, and by these presents go grant, bargain ad sell, enfeoff, convey and confirm unto the said William Settle & his heirs all that tract, tenement or parcel of land situate lying & being in the Counties of Fauquier & Prince William aforesaid. Beginning at a white oak marked WS standing in the line running between Reeves and Sullivan Corner to Widow Reeve, thence S45 E62 poles to a small ash and bo oak standing near a branch, thence S102 poles to two box oaks one part of which grows on the root of the other, thence S52 E74 poles to a red and white oak in Col Heali's line, thence with said line 130 W 87 poles to a white oak marked WS&M thence N32W212 poles to a red oak marked M&WS standing in the line that runs between Reeves & Foster, thence to the Beginning containing one hundred acres, being part of the land devised to the said Jane Reeve during her widowhood & at her marriage or death bequeathed to the said William Reeve in the last will & testament of George Reeves decd, and all houses, buildings, Orchards, ways waters, water courses, profits, commidites, hereditaments & appurtenances whatsoever to the said premises hereby granted or any part thereof belonging or in any wise appurtaining and the reversion & reversions, remainder & remainders, rents, issues, and profts thereof, and also all the estate, right, title, interest, use, trust, property, claim & demand of them the said Jane Reeve, and William Reeve & Nutty his wife of in & to the said premises, and all deeds, evidences, & writings, touching or in any wise concerning the same To have and To hold all & singular the lands hereby conveyed & all & singular other the premises hereby granted unto the said William Settle his heirs & assigns forever, to the only proper use & behoof of him the said William Settle his heirs and assigns forever - And the said Jane Reeve and William Reeve for themselves their heirs Exors & Admors do covenant, promise, grant & agree to & with the said William Settle his heirs & assigns by these presents that they the said Jane Reeve & William Reeve have good power & lawful and absolute authority to grant & convey the premises aforesaid to the said William Settle in manner & form aforesaid, and that the said premises now are & so forever hereafter shall remain and be free & clear of & from all former & ther gifts, grants, bargains, sales, dower, right & title of dower, judgments, executions, titles, troubles, charges, patents or incumbrances whatsoever made, done, committed or suffered by the said Jane Reeve & William Reeve or any other person or persons whatsoever, the Quit rents hereafter growing due for & in respect of the premises only excepted & foreseized?. And further that the said Jane Reeve & William Reeve & their heirs all & singular the premises hereby granted with the appurtenances unto the said William Settle his heirs and assigns against them the said Jane Reeve William Reeve & Nutty his wife & their heirs and all & every other person & persons whatsoever shall warrant & forever defend by these presents. And lastly that the said Jane Reeve, William Reeve and Nutty his wife their heirs Exors & admors and all and every other person & persons any thing claiming in the premises hereby granted shall and will when required make, do and execute such further and other lawfull and reasonable act & convey and at the costs & charges of the said William Settle his heirs and assigns for the further & more perfect conveying and assuring of the premises unto the said William Settle his heirs and assigns for ever, as shall be reasonably advised, devised or required.
