This Indenture made this Nineteenth day of June in the year of our Lord one thousand eight hundred and eighteen between John Reeves of the City of Baltimore in Baltimore County and State of Maryland eldest son and one of the heirs at Law of Anthony Reeves late of the City of Baltimore aforesaid deceased who died intestate of the one part and Samuel Franklin or the City of Baltimore aforesaid Mariner of the other part Witnesseth that for and in consideration of the sum of seven hundred dollars lawful money of the United States to the said John Reeves in hand well and truly paid by the said by the said Samuel Franklin at or before the sealing and delivery of these presents the receipt whereof the said John Reeves doth hereby acknowledge the said John Reeves hath bargained & sold assigned transferred and set over and by these presents doth bargain and sell assign transfer and set over unto the said Samuel Franklin his Executors administrators and assigns All that piece or parcel of ground situated and lying in that part of the City of Baltimore aforesaid called Fells Point which is contained within the metes and bounds courses and distances following that is to say Beginning for the same on the West side of Ann Street at the distance of one hundred and forty feet Northwardly from the Corner formed by the intersection of the North side of Alice Anna Street and the West side of Ann Street and running thence Northwardly bounding on Ann Street twenty feet then Westwardly parallel with Alice Anna Street one hundred and ten feet then Southwardly parallel with Ann Street twenty feet and then Eastwardly by a straight line to the place of beginning the same being and comprising as well the whole of that piece or parcel of ground which by Indenture bearing date on or about the thirteenth day of September in the year of our Lord one thousand Seven hundred and Ninety Six and recorded among the Land records of Baltimore County aforesaid in Liber W G No X X folio 115 was demised and under leased by a certain Nicholas Leake to the aforesaid Anthony Reeves for the term of Ninety nine years renewable forever at and under the yearly rent of twenty dollars as also a part of that piece or parcel of ground which was assigned and transferred by the aforesaid Nicholas Leeke pursuant to a contract made with the said Anthony Reeves in his life time to Elisabeth Reeves the widow and John Reeves above named and also Alexander Reeves and Anthony Reeves the children of the said Anthony Reeves deceased at and under the yearly rent of one penny by Indenture bearing date on or about the ninth day of May in the year one thousand eight hundred and four and recorded among the records aforesaid in Liber W G No 81 folio 63 &c and which said parcel of ground above particularly described and hereby assigned and transferred was together with the frame house thereupon in this present year one thousand eight hundred and eighteen allotted and assigned to the said John Reeves in the division of his said late fathers Leasehold Estate by Commissioners under the authority of the Orphans Court of the County aforesaid as by reference to the records of the said Orphans Court may more fully and at large appear. Together with the buildings and improvements upon the said described piece or parcel of ground erect made or being and all and every the rights privileges appurtenances and advantages to the same belonging or in any wise appertaining and all the Estate right title Interest term and terms of years yet to come and unexpired property claim and demand whatsoever both legal and equitable of the said John Reeves of in unto and out of the same To Have And To Hold the piece or parcel of ground and premises above particularly described and hereby mentioned to be assigned and transferred with the appurtenances unto the said Samuel Franklin his Executors administrators and assigns to the only proper use and behoof of the said Samuel Franklin his Executors administrators and assigns henceforth for and during all the rest residue and remainder of the term and terms of years originally granted and yet to come and unexpired therein with the benefit of renewal of said term or terms with respect to the ground hereby assigned from time to time forever subject Nevertheless to the payment of the aforesaid yearly rent or sum of twenty dollars to whosoever shall or may from time to time legally authorised to receive the same and the said John Reeves for himself his heirs Executors and administrators doth Covenant promise grant and agree to and with the said Samuel Franklin his Executors administrators and assigns by these presents in manner following that is to say that the said Samuel Franklin his Executors administrators and assigns on the payment of the rent aforesaid shall and may peaceably and quietly have hold use Occupy possess and enjoy the piece or parcel of ground and premises hereby assigned and transferred for all the rest and residue of the term yet to come and unexpired therein without the let trouble hindrance or interruption of the said John Reeves his heirs executors or administrators or of any other persons or person legally or equitably claiming or to claim any estate or interest therein or right or title thereto through by or under them or any of them and also that the said John Reeves his heirs executors or administrators shall and will at any time or times hereafter at the reasonable request and proper cost and charge in the Law of the said Samuel Franklin his Executors administrators or assigns do make execute acknowledge and deliver or cause and procure to be done made executed acknowledged and delivered all such further and other acts deeds assignments and transfers in the Law as shall or may be reasonably advised or devised and required by the said Samuel Franklin his Executors administrators or assigns or his or their Counsel for the better and more perfectly assigning transferring and releasing unto the said Samuel Franklin his Executors administrators and assigns all such Estate and interest right and title as the said John Reeves Now hath or at any time heretofore had in or unto the piece or parcel of ground and premises above particularly described and hereby mentioned and intended to be assigned and transferred according to the purport and meaning of these presents In testimony whereof the said John Reeves hath hereunto subscribed his name and affixed his seal on the day and year first above writtenSigned sealed and delivered in the presence of }John Reeves (Seal)

Be it remembered and it is hereby Certified that on this Nineteenth day of June year of our Lord one thousand eight hundred and eighteen before the subscribers two Justices of the Peace of the state of Maryland in and for Baltimore County aforesaid personally appears John Reeves the party of the first part named in the aforegoing Indenture of assignment or Instrument of writing and doth acknowledge the same to be his act and deed.
