This Indenture made the twenty fourth day of December in the year of our Lord one thousand eight hundred and thirty - Between John F Reeves and Elisha Reeves of the County of Bucks and State of Pennsylvania and Joseph C Reeves of the County of Niagara in the State of New York, party of the first part, and John Reeves of the township of Northampton in the county of Burlington and State of New Jersey party of the second part, Witnesseth, that the said party of the first part for and in consideration of the sum of three hundred dollars to them in hand well and truly paid by the said party of the second part at and before the sealing of these presents as of a certain release this day executed by the party of the second part, to the said Elisha Reeves administrator of all and singular the goods and chattles, rights and credits of Eber Reeves deceased, as also of divers other good causes and considerations them thereunto moving Have given granted bargained sold remised conveyed and confirmed and by these presents Do give grant bargain sell remise release convey and confirm unto the said party of the second part his heirs and assigns all that tract or parcel of land situate in the township of Northampton county and State aforesaid, Beginning at a stake at low water mark on the north side of the north branch of Rancocas Creek corner to Adin Haine's land or the land lately belonging to Isaac Hilliard deceased and runs thence along the line of the same North twenty degrees and thirty minutes east twenty seven chains and eighty links to a stone in Haines line corner to Joab Reeves land thence along his line and the line of a lot of land conveyed to Samuel Lowden, Lewis Wernwag and Henry Reeves, south seventy eight degrees and thirty minutes east thirty eight chains and eighty five links to a corner to said Lowden, wernwag and Reeves, in Henry Rogers's line, then along Henry Rogers' line south twenty two degrees west twenty chains and ten links to a stone corner to said Henry Rogers, thence along his line north eighty two degrees west eleven chains and fifty five links to a pine tree for a corner to said Rogers, thence south eighty six degrees west seven chains eight links to a chestnut oak tree for a corner, thence along the line of William Hilliard's land south two degrees east seven chains and fifty links to a water mark in the aforesaid Rancocas Creek, thence down the said Creek the several courses thereof at low water mark to the place of beginning containing ninety seven acres of land. Together with all and singular the buildings improvements rights liberties privileges hereditaments and appurtenances to the same belonging or in any wise appertaining and the remainders reversions rents issues and profits thereof and also all the estate right title claim and demand whatsoever of them the said party of the first or either of them or any person claiming by from or under them or either of them of in and to the same. To have and to hold the same with all and singular the appurtenances unto the said party of the second part his heirs and assigns forever to and for their only use and benefit and the said party aforesaid of the first part for themselves their heirs executors and administrators jointly and severally do hereby covenant promise and agree to and with the said party of the second part his heirs and assigns that it shall and may be lawful for the said party of the second part his heirs and assigns at all times forever hereafter peaceably and quietly to have hold use occupy possess and enjoy the said premises with the appurtenances and every part thereof without the lawful suit eviction interruption or disturbance of the said party of the first part or either of them his or their heirs or assigns or of the heirs of Eber Reeves the father of the parties of the first part or any person claiming under him or them or either of them or under John Reeves the father of said Eber Reeves, and that the said premises are freely and clearly acquitted of and from all former mortgages judgments executions and of and from all other incumbrances whatsoever made by the said Ever Reeves or their heirs or any person claiming under him or them or any of them, and that the said parties of the first part and their heirs all and singular the said premises hereby granted with the appurtenances unto the said party of the second part his heirs and assigns against them the said party of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same under the said parties of the first part Eber Reeves or John Reeves Senr shall and will forever warrant and defend - and lastly that George Reeves Rebecca Reeves and Mary Reeves children of Eber Reeves shall and will as they respectively attain the age of twenty one years execute and deliver to the said party of the second part his heirs and assigns good and sufficient conveyances or releases of all their several right title and claim of in and to the said premises when the same shall be required by the said party of the second part his heirs and assigns and at his or their expense. State of New Jersey Burlington County to wit: Be it remembered that on this twenty fourth day of December in the year of our Lord one thousand eight hundred and thirty Before me John Larselae one of the judges of the court of Common Pleas in and for the said County of Burlington personally appeared John F. Reeves Elisha Reeves and Joseph C. Reeves who I am satisfied are the grantors mentioned in and who signed the foregoing deed and the contents thereof being made known to them severally, they severally acknowledged that they signed sealed and delivered the same as their respective voluntary act and deed for the uses and purposes therein expressed. All which is certified by me
