This Indenture made the fourth day of August Ano Domini 1679 in the fourth year of the Dominion of the Rtt Honble Charles absolute Lord & prpry of the provences of Maryland & Avalon Lord Baron of Baltime &c Between Edward Reeves of Balteme County in ye province of Maryland of the one party & William Burn of the same County & province on the other party
Witnesseth that whereas Charles Lord Baron of Balte Cy by his Deed of grant under his great seal used in this province for granting of lands bearing date at St Maries the Twentieth day of July in the second year of our Dominion over our said province Ano Domini 1677 witness our Trusty & well beloved Thos Notley Esqr Lieutenant Genll & Chief Governour over our said province of Laryland To all persons to whom These presents shall come Greeting in our Lord God ever Lasting Know yee that wee for & in consideration that Edward Reeves & Lodowick Williams of Balteme County in our said province of Maryland have due unto them Three hundred & fifty acres of Land within our said province one hundred Seaventy five acres thereof Due to the said Reeves by assgnmt from George Yate part of a warrant for four hundred seaventy one acres granted to the said Yate the 26th day of May 1676 and the remaining one hundred seventy five acres part of a warrt for two hundred acres granted the said Lodowick the 20th day of May 1676 as appears upon Record upon such conditions & Tearms as are expressed in the condicons of plantations of our late father Coecilius of Noble memory under his greater Seale at armes bearing Date at London the second day of July in the year of our Lord 1649 wth such alteracons as in them is made by his Declaracion bearing date the Two & Twentieth day of September Ano 1658 remaining upon Record in our said province of Maryld doe hereby grant unto them the said Edward Reeves & Lodowick Williams all that parcell of Land called the United friendshipp lying in the said County on the North side of Gunpowder River beginning at a bounded white oake standing by a pocoson near the head of a Creek called Middle Creek & in the south south east line of a parcell of land formerly surveyed for John Collett & Running South South East seventy perches to a bounded Red Oake then South Two hundred perches to a bounded white Oake then South East & by East Cross a small Gutt thirty perches then South East & by East Eighty perches to bounded Gumm Tree then East & by north Seventy five perches to a bounded Hiccory then north Three hundred & ninety perches then by a straight line to the first bounded Tree containing & now laid out for Three hundred & fifty acres more or less. Together with all rights proffitts & benefitts thereunto blonging (Royal mines excepted) To have & To hold the same unto them the said Edward Reeves & Lodowick Williams their hrs & assgs forever To bee holden of us & our heires as of our mannor of Baltemore in full & Comon Soccage by fealty only for all manner of services yeilding & paying therefore unto us & our heirs at our Receipt at St. Maries at the Two most usual feasts in the year vizt at the feast of the Annunciation of the Blessed Virgin Mary & at the feast of t. Michaell the Archangell by even & equall portions the rent of fourteen shillings due in Silver or Gold caffine? upon every such alienacon of the said Land or any part or parcell thereof one whole yeares rent in Silver or Gold or the full value thereof in such comodities as wee our heirs or such officer or officers appointed by us or our heirs from tiem to time to collect & receive the same shall accept in discharge thereof at the choice of us & our heirs or such officer or officers as afsd Provided that if the said Edward Reeves and Lodowick Williams their hrs or assgs shall not pay unto us & our hrs or such officer & officers as afsd the said sume for a fine before such alienacion & enter the said alienation upon Record either in the provincial or County Court where the said parcell of Land lieth wth in a month after such alienacon the said alienacon shall be void & of none effect this said Three hundred & fifty acres of land is now in the Tenure & occupaconof the said Edward Reeves & Lodowick Williams Now this said Indenture Witnesseth that the said Edward Reeves for a valuable consideracon in hand to him being well & truly paid by the said William Burn before the sealing & Delivery of these presents whereof & wherewth the said Edward Reeves doth acknowledge himself fully satisfied contented & paid Y thereof & of every part & parcell thereof doth cleerly acquit & discharge the said William Burn his hrs Exrs & admrs by these presents hath granted bargained & sold & by these presents doth fully cleerly & absolutely grant alien bargain & sell enffeoff & confirm unto the said William Burn his hrs executrs & admrs all the said One hundred & seaventy five acres of land being the one part of a pcell or tract of land taken app formerly by the said Edward Reeves & Lodowick Williams called the United Friendshipp as above menconed together wth all houses & buildings thereupon bult & the revercon & revercons remainder & remainders of all & singular the before hereby granted or menconed to bee granted premises & alsoe all the estate right title interest claim & Demand wtsoever of him the said Edward Reeves of in & to the same & of in & to every part & parcell thereof & allso all woods & underwoods & Trees now growing standing or being upon the premises or any part or parcell thereof & allsoe together wth the said before recited Deed of grant To have & To hold the said one hundred & seventy five acres of land & all & singular the premises before by these presents menconed or intended to be granted wht all & singular the appurtenances unto the said William Burn his hrs & assgs forever the said Edward Reeves doth for himself his hrs exrs & admrs covenant & grant to & wth the said William Burn his hrs & assgs & every of them by these presents in manner & forme following (that is to say) that he the sd Edward Reeves for & notwthstanding any act or thing by him or by his means consent privity or procuremt had made comitted or done or wittingly or willfully siffered to the contrary now & at the time of the sealing & delivery hereof standeth & is solely & only rightfull seized & untill the Estate hereby to bee granted shall be sufficiently past vested & settled in & upon the said William Burn his hrs & assgs shall for remain seized of all the premises of a good absolute & perfect estate to him & his hrs for ever in his own right & to his own use without any manner of condicon revercon remainder or limitacon of any use or uses estate or estates in or to any person or persons wtsoever to alter change defeat Determine or make void the same & that the said Edward Reeves at the time of the sealing & Delivery of these presents hath full pwer good right & lawfull authority to grant bargain sell convey & assure the same wth all & singular the before hereby granted or menconed to bee granted premises wth their & every of their appurtenances unto the said William Burn his hrs & assgs for ever in manner & forme afsd & that the said William Burn his hrs & assgs & every of them shall & may by force & vertue of these presents from time to time & at all times hereafter peceably and quietly have hold oocupy possess & enjoy all every the afsd bargained premises wth their appurtenances unto his & their own proper use & behoofe for ever without any lett suit Trouble or charge wtsoever of or by the sd Edward Reeves hrs or assgs or any of them or any other pson or psons wtsoever lawfully claiming any right title or intereset unto the sd bargained premises or any pt or parcell thereof & that free & cleer & freely & cleerly acquitted & discharged or otherwise from tiem to time well & sufficiently served & kept harmless by ye sd Edwd Reeves his hrs Exrs & admrs of & from all manner of former gifts grants bargains sales leases mortgages joyntures extents judgments execucons forfeitures fines issues camercements? of & from all & singular other titles troubles charges Demands Incumbrances wtsoever had made comitted or done by the said Edward Reeves his hrs or assgs or by any other pson or psons wtsoever lawfully claiming any right title or interest unto the said bargained premises or any part or parcell thereof the rents & services from henceforth to grow due & payable to the chief Lord or Lords & the fee & fees thereof only excepted & foreprized and the said Edward Reeves doth for himself his hrs Exrs & admrs covenant & grant to & wth the sd William Burn his hrs & assgs & every of them that bee the said Edward Reeves shall & will the said one hundred & seventy five acres of land & all & singular the appurtenances unto the said William Burn his hrs & assigs against all persons wtsoever lawfully claiming any right title or interest unto the said bargained premises warrant & defend by these presents and the said Edward Reeves doth for himself his hrs exrs & admrs covenant & grant to & wth the said William Burn his hrs & assgns & every of them that bee the said Edward Reeves & all & every other pson & psons lawfully claiming or wch shall hereafter shall or may have or claim or rightfully pretend to have any estate right title or interest into or out of the premises by from or under him the said Edward Reeves his hrs or assgs shall & will from time to time & at all times hereafter during the space of seaven yeares next following the date hereof at the reasonable request cost & charges in the law of the said William Burn his heirs or make acknowledge levy execute & suffer or cause to bee made done acknowledged executed & suffered all & every such further & lawfull & reasonable act & acts assurance & assurances in the law wtsoever for the further assuring surety suremaking & conveying of all the sd granted gremises unto him ye sd William Burn his hrs & assgs according to the true intent & meaning hereof bee it by fine feoffmt Recovery or therewise as the sd William Burn his hrs & assgs or his or their councill learned in the law in ? behalfe shall bee reasonably Devised or advised & that all such further assurance to bee made as afsd of the sd Granted premises is meant & intended to bee & shall be to the only use & behoofe of the sd William Burn his hrs & assgs forever unto no other use intent or purpose wtsoever. In witness hereof the said Edward Reeves hath hereunto sett his hand & seal the day & year above written

The wthin menconed conveyance was achnowledged Augt ye 4th 1679 by Edwd Reeves to be his act & Deed before Majr Thos Long & Mr Miles Gibson Commes unto Wm Burn and at the same time Ann Reeves the wife of Edwd Reeves was privately examned before ye sd Commes & shee did freely & willingly consent to the say of this land wthout any compulsion.
