This Indenture made this Ninth day of April in the year of our Lord Christ one Thousand Seven Hundred and Thirty One Between Joseph Rives and Sarah his wife of the County of Prince George of the one part and Richard Sykes of the County aforesd of the other part Witnesseth that the said Joseph Rives for divers good causes & considerations him thereunto moving and for the Rents & covenants herein after mentioned Hath set leased and to Form Lett and by these presents doth set Lease & to Form Lett unto the said Richard Sykes his Heirs Exrs and Administrators one certain Tract or parcel of Land lying and being in the parish of Warwicks Creek and County of Isle of Wight Bounded (viz) beginning at a Corner Pine of John Peters Jons thence to a black shrub oak thence to a black shrub oak in Nathaniel Perry's line thence along perry's line to an oak in the norht side of the DutchMans Meadow thence down the main (?) of the meadow to another piece of the aforesd John Peter Jons Line to a small Butter wood so by the said Peter Jones Line to a Turky Oak upon the aforesd Peter Jones Land that we began upon to a Lightwood post standing in a meadow so along that line to a Turky Oak thence to the Pine where we began containing by estimation one hundred and ninty acres of land be the same more or less which said tract and parcel of land was taken up by the aforesaid Joseph Rives and have bargained and sold to the said Richard Sykes and his heirs forever. To Have and to Hold use occupy possess and injoy all the said tract of land with all and singular rights and priviledges hereditaments preheminences & properties profits benefits & appurtenances thereof whatsoever they be unto him the said Richard Sykes his heirs exrs admrs or assigns forever and to his or their proper use & behoof to have occupy and injoy the said tract or parcel of land with all and singular the appurtenances thereunto belonging or in any wise appertaining unto the said Richard Sykes and his heirs executors &c for and during the term of one whole year to commence from the Day of the Date hereof and fully t be compleated and ended yeilding & paying for the same at the expiration of the term aforesd the full rent of one shilling currt money if the same shall be lawfully demanded unto the said Joseph Rives his executors Ec to the intent & purpose that by virtue of the statute made the seven & twentieth year of the Reign of King Henry the Eight for transfer of uses into possession the said Richard Sykes may be in actual peaceable possession of the said Land and premises and thereby the better enabled to take and accept of a grant or conveyance of the reversion and inheritance thereof to him and his heirs to the use of him his heirs and assigns forever In witness whereof the sd Joseph Rives & Sarah his wife hath hereunto set their hands & seals the day and year first above written.
