THIS INDENTURE made the 1st day of August in the year of our Lord Christ One thousand seven hundred and sixty Eight Between Thomas Reeves & Sarah his wife of the County of Frederick in the Colony of Virginia of the one part and James Cunninghame of the County of Spotsylvania & Colony aforesaid of the other part Witnesseth, whereas the said Thomas Reeves Stands and is now seized and possessed of and in one Certain Lott of Ground or Land in the Town of Fredericksbg and being so thereof Lawfully Possessed, Hath and Doth hereby Bargain sell, alien Enfeoff and Confirm unto the said James Cunninghame the said Lott or devidend of Land No. 127 for and in Consideration of the sum of Twenty pounds Cur.t money of this our Colony to him the said Thomas Reeves in hand paid, the Receipt Whereof he doth hereby acknowledge and thereof hath Given Granted Bargained Sold Elien’d (sic) Enfeoffd and Confirmd unto the said James Cunninghame his heirs and assigns forever all right Title property Claim and Demand off (sic) in and to the same from him the said Thomas Reeves and Sarah his wife their heirs and assigns, or any other person or persons whatsoever forever, to Convey the same unto the sd. James Cunninghame his heirs and assigns forever, all that Lott of Ground Situate Lying & being in the Town aforesaid Beginning in Charles Street Adjoining Lott No. 125 running thence to the Corner North 24-1/2 degrees west to William Street thence South 65-1/2 degrees West to Lott No. 128 thence south 24-1/2 degrees East to the Corner adjoining Lott No. 128 & 126 & 125 Thence north 65-1/2 degrees East to the Begining (sic) in Charles Street Containing half an acre together with all ways, waters watercourses Profits, Comodities (sic) Hereditaments and appurtenances thereunto belonging or in any wise appertaining and the reversion & reversions Rents Issues and Profits thereof and all and Singular Advantages thereby arising or in any manner or way accruing unto the said Thomas Reeves his heirs and assigns forever from them or Either of them the said Thomas Reeves & Sarah his wife their or either of their heirs or assigns or any other person or persons whatsoever (stricken in original) forever, also all the Estate right Title Interest property Claim and Demand whatsoever of them the said Thomas Reeves and Sarah his wife, the same unto the said James Cuninghame his heirs assigns to have hold use occupy Possess and enjoy Peaceably and Quietly without the least molestation, Lott (?) suit Trouble hinderance or denal (sic) of them the said Thomas Reeves & Sarah his wife or any other person or persons Claiming under them or any other person or persons whatsoever under any pretence or Colour (?) whatever and the said Thomas Reeves & Sarah his wife doth further Covenant, promise and agree to and with the said James Cunninghame that at any other time or times & from time to time shall and will when thereunto required (at the proper costs and change of them the said James Cunninghame) made Suffer, do, Execute & perform & Cause to be made, Suffered, done Executed, and truly performed any other & all other further deed or deeds, writings and assurings whatsoever required by the said James Cunninghame as he shall be by his Council Learn’d in the Law devised or advised for the more Effectual Conveying in fee Simple the aforesaid Lott and half acre of Land with all its advantages, anything herein not Contained to the true Intent and meaning thereof, or any matter or thing herein Contained to the Contrary notwithstanding In Witness whereof the said Thomas Reeves and Sarah his wife hath hereunto set their hands & seals the day & year first Written ~Sealed Sign’d & Delivered Tho.s Reeves (Seal)

Memorandum, On the day and year within ment.d full and Peacable Possession of in and to the within ment.d Lott of Land Number 127 was held & then had in the within mentioned Thomas Reeves and (blank in original) his wife and by them delivered unto the within named James Cunninghame for the usses (sic) therein Express’d –

THIS INDENTURE for Land with the memorandum and receipt Indorsed thereon from Thomas Reeves and Sarah his wife to James Cunninghame was acknowledged by the said Reeves and wife she being first privatly Examined as the Law directs and ordered to be recorded.
