Transcript

Know all men by these presents that I Benjamin Dow of Town of Hodgcom in the County of Lincoln & State of Massachusetts Bay in New England, Cooper, for and in consideration of one hundred pounds lawful money to me in hand paid by James Rivice of a place called Dyers Meddo in the County of Lincoln and State of Massachusetts Bay aforesaid, Boat Builder, the Receipt whereof I do acknowledge have given, granted, bargained, sold, released, conveyed & confirmed and by these presents do grant sell, convey & confirm unto him the said James Rivice, a certain lot or land situated in a place called Bawl Town in the County of Lincoln, which Lot I formerly lived on, and is bounded as followeth, viz. beginning on the West side of Dyers Great Pond at a Burch marked and so running North West along by Joseph Rogers's land unto a Brook running out of Dyers little pond into Dyers great pond; thence over said Brook North East to Mecres Carrs Lott of land & Jacob Rowells lott of land; thence South East running by sd pond to the first mentioned Bounds containing two hundred and twenty acres more or less.
To have and to hold the said granted & bargained premises unto him the said James Rivice, his heirs and assigns to his and their only proper use & behoof forever. And I the said Benjamin Dow do hereby covenant to and with the said James Revice his heirs and Assigns that I my heirs executors administrators do & will warrant & defend the aforesd granted premises to him and them forever against the lawful claims & demands of all persons claiming by from or under me or my heirs and no other persons. In witness whereof I have hereunto set my hand & seal this fifteenth day of May in the year of our Lord 1778
