This Indenture Made the first day of January in the year of our Lord one thousand eight hundred and forty eight Between Isaac Reeves of the City of Philadelphia in the State of Pennsylvania, Farmer, and Sibyl his wife and Samuel M Reeves of Haddonfield in the County of Gloucester in the State of New Jersey, Farmer, and Hannah his wife of the one part, And Joseph C Harris and Philip R. Howard of the City of Philadelphia aforesaid Stock and Exchange Brokers of the other part, Whereas Joseph Reeves late of the Township of Deptford in the said County of Gloucester being legally seized in his demesne as of fee of and in a tract of land whereof the tract hereinafter described is the greater part, died having first made and published his Will and Testament in writing dated the Fifteenth day of the Sixth Month called June Anno Domini One thousand eight hundred and twenty four duly Proved and Recorded in the Office of the Surrogate for said County of Gloucester in Book B of Wills folio 549 wherein and whereby he gave and devised inter alia, the same tract of land in a general devise of all his residuary real estate to his two sons the above named Isaac and Samuel M. Reeves their heirs and assigns as tenants in common share and share alike they the said Isaac and Samuel paying thereof (which they have done) all his the said Testators just debts and funeral charges as in and by the said recited last Will and Testament will fully appear - Now This Indenture Witnesseth that for and in consideration of the sum of Sixteen thousand two hundred and eighty two Dollars lawful money to them in hand paid by the said Joseph C Harris and Philip R Howard at and before the sealing and delivery hereof the receipt whereof is hereby acknowledged they the said Isaac Reeves and Sibyl his wife and Samuel M Reeves and Hannah his wife Have granted bargained sold released and confirmed and by these presents DO grant bargain sell release and confirm until the said Joseph C Harris and Philip R Howard their heirs and assigns as tenants in common; All that certain tract or parcel of land situate, lying and being on Red Bank in the Township of Deptford in the County of Gloucester and State of New Jersey described according to a survey lately made thereof by J D Row and as follows Beginning at a Gum stump corner also of land of the said Isaac Reeves intended to be conveyed to the parties of the second part hereto thence extending by the said land South Thirty eight degrees twelve minutes West twenty five chains and three links to a stone in the line of John Williams land thence partly by the same and partly by Tatems land south seventy two degrees forty eight minutes west twelve chains and forty links to a stone thence partly by Robert Thirston's land, and partly by Sibyl Reeves land North Thirty nine degrees forty two minutes West twenty two chains and thirty six links to a stone thence still by said Sibyl Reeves land south forty nine degrees fifty two minutes west six chains fifty two links to a stone thence by other land of Robert Thurston North Forty one degrees five minutes west Eleven chains fifty links to a stone thence by land of David and Sybil Reeves north seventy four degrees fifty two minutes east seven chains and fifty three links to a stone thence still by the last mentioned land north thirty nine degrees forty two minutes west ten chains forty one links to low water mark of the River Delaware thence up the said Rover along the line of low water mark North Seventy five degrees east thirty six chains and thirteen links to a rock thence still along the line of low water mark North Eighty five degrees forty six minutes east three chains sixty six links thence by other land reserved by the said Isaac and Samuel M Reeves the next seven following courses and distances vizt south twelve degrees and a half east five chains twenty three links passing through a ? tree to a stone thence north seventy seven degrees forty minutes east seven ... twenty nine links to a stone thence along the Northernmost edge of a ... the five next following causes and distances vizt south eight one degrees...minutes east three chains fifty six links to a stone thence north seventy five degrees east eight chains thirteen links to a stone thence north sixty seven degrees fifty five minutes east one chain and ten links to a stone thence north forty five degrees twenty minutes east and one chain twenty six links to a stone and thence north eighty one degrees east ten chains thirty links to a corner in the middle of a sluice ditch thence along the middle of same ditch in the line of the said Samuel M. Reeves meadow south twenty two degrees forty minutes east eight chains fifty five links to a corner of the said Isaac Reeves land intended to be conveyed to the parties of the second part as aforesaid thence by the last mentioned land along the middle of another ditch south sixty degrees forty minutes west twenty one chains eighty eight links to a stone at the head of the ditch and a thence still by same land south sixty three degrees and a half west eight six links to the lace of beginning containing one hundred and sixty two acres and eighty two hundredths of an acre be the same more or less, excepting and always reserving thereout to the owners tenants and occupiers of the fishery appurtenant to the land of David and Sibyl Reeves on the Delaware Rover adjoining the premises hereby conveyed a strip of ground between high and low water mark extending from the northwesterly course of the hereby granted premises along the shore of said Rover one hundred and forty yards for fishing purposes only.
Together with all and singular the buildings improvements ways waters water courses rights liberties privileges hereditaments and appurtenances whatsoever unto the said hereby granted premises belonging or in any wise appertaining and the reversions remainders rents issues and profits thereof and all the estate right title interest property claim and Demand whatsoever of them the said Isaac Reeves and Sibyl his wife and Samuel M Reeves and Hannah his wife and of each and every of them as well at law as in Equity of in to and out of the same to Have and to Hold the said described tract or parcel of land with the Buildings thereof erected execpting and reserving as aforesaid hereditaments and premises hereby granted and conveyed or mentioned and intended so to be with the appurtenances unto the said Joseph C Harris and Philip R Howard their heirs and assigns as tenants in common to and for the only proper use and behoof of the said Joseph C Harris and Philip R Howard their heirs and assigns forever as tenants in common and not as joint tenants. And the said Isaac Reeves and Samuel M Reeves and their respective heirs all and singular the hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said Joseph C Harris and Philip R Howard their heirs and assigns against them the said Isaac Reeves and Samuel M Reeves and their respective heirs and against all and every other person and persons whomsoever lawfully claimin or to claim by from or under them or either or any of them shall and will warrant and forever defend by these presents

Be it remembered that on the First day of January in the year of our Lord one thousand eight hundred and forty eight Before me Samuel L Clement commissioner for the State of New Jersey resident in the said State of Pennsylvania to take the acknowledgement and proof of Deed mortgage &c personally appeared Isaac Reeves and Sibyl his wife Samuel M Reeves and Hannah W his wife who I am satisfied are the Grantors named in the above Deed of Conveyance and I having first made known unto them the contents thereof they did acknowledge that they respectively signed sealed and Delivered the same as their and each of their voluntary Act and Deed and the said Sibyl and Hannah W being by me privately examined separate and apart from their said Husbands acknowledged that they signed sealed and delivered the same as their voluntary act and Deed freely without any fear threats or compulsion of their said respective Husbands
