This Indenture, made the Fourth day of April in the year of our Lord One Thousand Eight Hundred and Seventy one Between Doctor W. Reeve and Susan C. his wife, Eliza Reeve, Jane Reeve and Joel Reeve of the County of Essex, Victor R. Headly and Sarah B. his wife of the County of Union and Isaac L. Reeve of the County of Somerset in the State of New Jersey and William Wilkinson and May S. his wife of the Township of in the County of Shelby and State of Indiana of the First Part and Edward S. Renwick of the Township of Milburn in the County of Essex and State of New Jersey of the Second Part: Witnesseth that the said party of the first part for and in consideration of Eight Thousand Three Hundred and Thirty Three Dollars and Thirty Three Cents lawful money of the United States of America, to them in hand well and truly paid by the said party of the second part, at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, and the said party of the first part therewith fully satisfied contented and paid have given granted, bargained, sold, aliened, released, enfeoffed, conveyed and confirmed and by these presents do give grant bargain, sell, alien, release, enfeoff, convey, and confirm to the said party of the second part, and to his heirs and assigns forever, all the equal undivided five sixth part of all that certain tract or parcel of land and premises hereinafter particularly described, situate lying and being in the Township of Milburn in the County of Essex and State of New Jersey.
Beginning at a point in the public road leading from Milburn to Chatham at the southeast corner of a lot of land now or late of William H. Nadin thence running north thirty seven degrees and forty minutes west twenty five chains and forty eight and one half links. Thence north forty five degrees and ten minutes east five chains and forty three links: Thence south forty two degrees and one minute east twenty two chains and eighty nine and half links: Thence north forty four degrees and twenty seven minutes east four chains and twenty three links. Thence south forty two degrees and forty six minutes east, two chains and sixteen and one half links thence north fifty two degrees and twenty three minutes east one chain and seventy two and one half links. Thence south fifty six degrees and twenty one minutes east seven chians and seventy nine links. Thence south twenty five degrees and forty nine minutes west six chains and ten and one half links to said road. Thence along the same north eighty two degrees and fifty five minutes west nine chains and seventy eighth links. Thence south eighty five degrees and fifty? four minutes west two chains and forty two links and then south fifty five degrees and twenty minutes west one chain and twenty one links to the place of Beginning, Containing twenty five acres of land more or less. And being the same premises of which Isaac W. Reeve died sezied, the said Doctor W. Reeve, Eliza Reeve, Jane Reeve, Joel Reeve, Sarah B. Headley, and Mary S. Wilkinson being children of the said Isaac W. Reeve and each entitled to an undivided eighth part of said premises. And the said Isaac L. Reeve being a son of Jonas W. Reeve deceased who was a son of the said Isaac W. Reeve and as such entitled to an equal undivided one eighth part and also the owner of one other equal undivided eighth part by a conveyance from John S. Reeve recorded in Book O. 6. of Deeds for Essex County on page 255, the said Isaac L. Reeve being entitled to the one third interest of the said Jonas W. Reeve and the one equal undivided one twelfth part of the above described premises. The above described premises being the whole of the homestead farm of the said Isaac W. Reeve deceased and being bounded on the southerly side by the middle of the road known as the Shrenpike and leading from Milburn to Chatham? easterly by land now or formerly belonging to John Clousen, Charles Colie, Angie Condil? or ? S. H. Bassinger, northerly by lands of F. W. Coggill and westerly by lands Mary A. Nadin.
Together with all and singular the houses, buildings, trees ways waters, profits, privileges, and advantages with the appuretnances to the same belonging or in any wise appurtaining: Also, all the estate right title interest, property ? and demand whatsoever, of the said party of the first part, of in and to the same and of in and to every part and parcel thereof: To Have and to Hold, all and singular the above described land and premises (?) the appurtenances unto the said party of the second part his heirs and assigns to the only proper (?) and behoof of the said party of the second part, his heirs and assigns forever, and the said (?) Reeve, Eliza Reeve, Jane Reeve, Joel Reeve, Victor R. Headly and Sarah B. his wife, Isaac (?) William Wilkinson, and Mary S. his wife do for themselves their heirs executors and (?) covenant and grant to and with the said (?) the said Doctor W. Reeve, Eliza Reeve, Jane Reeve, Joel Reeve, Isaac L. Reeve, Sarah B. Headley, and Mary S. Wilkinson are the true lawful and right owners of all and singular the above described land and premises and of every part and parcel thereof, with the appurtenances thereunto belonging and that the said land and premises or any part thereof at the time of the sealing and delivery of these presents are not encumbered by any mortgage judgment or limitation or by any encumbrance whatsoever by which the title of the said party of the second part, hereby made or intended to be made for the above described land and premises can or may be changed charged altered or defeated in any way whatsoever except as to a strip of one and fourteen hundredths of an acre extending across the above described land heretofore conveyed by the said parties of the first part to the New Jersey West Line Rail Road And also that the said party of the first part now have good right full power and lawful authority to grant bargain sell and convey the said land and premises in manner aforesaid And Also that they the said parties of the first part will warrant secure and forever defend the said land and premises unto the said Edward S. Renwick his heirs and assigns forever, against the lawful claims and demands of all and every person or persons freely and clearly freed and discharged of and from all manner of encumbrances whatsoever.
