This Indenture made the Twenty ninth day of November in the year of our Lord one thousand eight hundred and Twenty seven Between Philip Reeves of the City of New York Mariner of the first part and Shadriah Reeves of Southampton in the County of Suffolk of the second part witnesseth that the said party of the first part for himself his heirs executors and administrators for an in consideration of the covenants & conditions and agreements hereinafter mentioned and to be kept done and performed on the part and behalf of the said party of the second part his heirs executors administrators and assigns and also for the sum of one Dollar lawful money of the United States of America to him in hand paid by the said party of the second part he the said party of the first part hath granted bargained and sold and by these presents doth grant bargain and sell unto the said part of the second part his heirs and assigns forever All that certain undivided moiety or half part of land situate lying and being in the Village of Southampton in the County of Suffolk and State of New York being the whole undivided part obtained by the last Will and Testament of John Reeves deceased formerly Farmer of Southampton aforesaid Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appertaining Also all the right title interest property rent income profit claim and demand of the said party of the first part his heirs executors administrators of in and to the above granted premises and every part and parcel thereof. To have and to hold the said premises with the appurtenances unto the said party of the second part his heirs and assigns forever upon and subject nevertheless to the conditions following. First that he the said party of the second part his heirs or assigns shall and will if the said party of the first part return to New York from which place he is about to sail and voyage to the Pacific Ocean) execute and deliver a Deed in fee with the usual covenants for the same (after being paid such sum of money as he shall at that time have paid laid out and expended on the same) to the said party of the first part Secondly that in case the said party of the first part shall never return from said intended voyage the said party of the second part his Heirs shall and do convey in fee simple the one equal moiety or half part of the hereindescribed premises with appurtenances to his brother Samuel Reeves his heirs with condition to be expressed that Desire Reeves the mother and Hannah Reeves sister of the said party of the first part shall be maintained and supported during their several natural lives out of and from the income and produce of said premises and Thirdly that the said party of the second part his Heirs and assigns shall and do maintain and support the said Desire Reeves the mother and Hannah Reeves the sister of the said party of the first part from the date hereof for and during their several natural lives or untill he the said party of the second part or his Heirs shall re-convey the same premises according to the condition first before mentioned out of and from the rents income profit produce and proceeds of the premises herein conveyed with the appurtenances and that such maintenance as aforesaid shall be ? on the land and the said party of the first part for himself his heirs executors and administrators doth hereby covenant and promise to and with the said party of the second part his Heirs and assigns that he the said party of the second part his Heirs and assigns shall and may on performing the aforesaid several conditions at all times hereafter peaceably and quietly have hold use occupy possess and enjoy the above granted premises and every part and parcel thereof with the appurtenances In witness whereof the parties hereunto have set their hands and seals the day and year first before written.Philip Reeves (LS)

City of New York } SS On the 29th day of November 1827 Before me personally appeared Phillip Reeves & proved to my satisfaction to be the same person described and who executed the above Deed by the oath of Samuel Reeves who being sworn by me testified that he knew him to be such person and therefore the said Phillip Reeves acknowledged that he executed the same for the uses and purposes therein mentioned & allow it to be recorded.
